Why Dewaele?


  • Should I be present at the visits?

    If our estate agent has the key and/or code to your property, your presence is not required. All visits are guided by a Dewaele estate agent.

    Buyers will feel more at ease if the seller is not present and our estate agent will be able to talk very openly to prospective buyers, which helps the sale!

  • Where can I find the title of ownership of my property?

    The title of ownership or purchase contract proves that you are the owner of your property. If you do not have a copy anymore, you can always obtain a copy from the notary public with whom you purchased the property. A copy of the title of ownership will have to be delivered to your estate agent before the sale can begin.

  • Who will guide the visits to my property and when will they take place?

    Our estate agents guide every visit.  This is an important part of our service. Buyers can view your property in the evening and at the weekend.  We adjust ourselves to their needs so that no prospective buyer is turned down.  So the opening hours of our offices do not mean the start and end of visits to properties.

  • How much does it cost to sell my property?

    1. certificates

    At the moment you need to present several certificates to the prospective buyer in order to be able to sell a property. These include the energy performance certificate (EPC), an electrical installation inspection certificate and managing agent certificates in case of a building in co-ownership. Dewaele can take care of the delivery of these certificates to you.

    2. the estate agent's commission

    The estate agent's commission only becomes payable after a buyer has been found for your property and a binding sales contract has been signed. The estate agent's commission is a percentage of the actual selling price.

  • Should I redecorate my residence before putting it on the market?

    It is not essential to redecorate all rooms before putting your property on the market; however, a fresh coat of paint can do wonders.
