For houses with closed or semi-open construction (2 or 3 facades), there is currently no recent transaction data available in the official statistics. For open construction, on the other hand, houses with 4 or more facades, the market shows a clear picture. In the second quarter of 2025, the median prices for this type of home fluctuate between €380,000 and €695,000, with an average around €480,000. This price range reflects the diversity of locations and housing characteristics within Ghent. Compared to the first quarter of the same year, where prices varied between €395,000 and €557,500, the market for open construction remains relatively stable. The city combines historical charm with modern amenities, which translates into a wide range of house prices that can accommodate different budgets.
